Brew pubs, microbreweries, wineries and distillery operatios currently are not allowed in the city's G-2 (general business) and G-3 (central business) districts. But a change could be coming soon.
Right now, it's against zoning ordinances to operate a brewery, winery or distillery in the City of Hudson's historic downtown district, but a discussion at Thursday's Plan Commission meeting could set the groundwork to change that. Hudson Community Development Director Denny Darnold said he is bringing the generic discussion to the Plan Commission to explore the possibilities of allowing some small-scale operations to the city's downtown area and general business district on the hill. He said he has received multiple inquiries about the subject, one of which was a plan to turn the Dibbo's property into a brew pub and banquet hall with commercial and residential spaces upstairs. Anthony Dabruzzi has a purchase agreement in place to buy the nightclub, hotel and now-closed cafe in the heart of historic downtown Hudson. He plans to turn it into a restaurant, craft beer pub, banquet hall, retail/office space and residences.
The large twin yellow signs pointing out Dibbo's on Second Street in Hudson may soon be coming down as the building undergoes a metamorphosis to restore its past glory while complying with modern codes. A Town of Clifton man operating as Last Man Standing LLC presented a concept to the City of Hudson Plan Commission Thursday night that would turn the landmark Dibbo's cafe, nightclub and boarding house building in historic downtown Hudson into a modern restaurant and craft beer pub with a banquet hall in the back. After almost two hours of discussion, the Hudson Plan Commission voted to give the Hudson School District a 30-day extension on presenting its plan to the city.
A Plan Commission recommendation to Hudson Common Council on whether to rezone the St. Croix Meadows Property didn't come Thursday during the commission's meeting as the Hudson School District asked the commission for 30 more days to prepare more information. The Hudson School District has chance to spend $8.25 million to purchase property valued at $16.8 million. Voters will decide on April 3, but Plan Commission is still to decide on zoning.
At its regular monthly meeting on Feb. 14 at River Crest Elementary School, the Hudson School District Board of Education received an appraisal showing the St. Croix Meadows dog track property is far more valuable than the district's $8.25 million purchase price. Voters will decide on the land purchase in an April 3 referendum. Jeff White and Paul Daley of Eau Claire-based Valuation Specialists delivered the appraisal report showing that the property is worth about $16.8 million — $7.1 million in land value and $9.7 million in site improvements that include the existing building and infrastructure.
